FOUNDATIONS
All our garden rooms are constructed using a robust handmade timber framed with structural sizes all complying with building regulations. This robust floor wall and roof structure is built to last using 100mm & 150mm timber which is all supported using an environmentally friendly mini piles system to provide a robust solution. Many of our competitors use much thinner / flimsy structure & only excavate a few inches of topsoil place the building on metal spreader plates which have a greater risk of differential settlement. All our structures come with a 10 year structural guarantee and a life expectancy 40+ years. Prices for pile foundations are all included in all our prices.
Alternatively for larger structures which require level thresholds we can form a insitu concrete slab at additional cost.
FLOOR STRUCTURE
top to bottom: Laminate Floor finish (can be changed to other finish if required) laid on flooring grade board on vapour cheek on treated structural timber joist with void filled with rigid insulation board with. Soffit of joists clad with OSB board and soffit finished with waterproof breather membrane.
WALL STRUCTURE
Outside to inside : Cedar cladding (finish can be changed to other finish if required) on treated timber battens on waterproof breather membrane on OSB board on Treated structural timber frame with voids filled with rigid insulation board with vapour cheek membrane to inside face and ventilation void and plasterboard and skim internal finish ready for client to decorate.
ROOF STRUCTURE
Outside to inside : Hi-tech Single ply membrane roof (EPDM guarantee for 20 years / typical life 50 years +) finished with powder coated aluminium trim on OSB roofing board on firings to create slope to roof on treated timber joists with voids filled with rigid insulation with vapour cheek and ventilation void and plasterboard and skim internal finish ready for client to decorate. Roof to fall front to back with gutter and downpipe to rear.
WINDOWS & DOORS
All our aluminium extrusions and fittings are supplied by the UK leading supplier who boast 30+ years experience and one of the best powder coating plants in the UK. The Highly engineered polyester powder coated aluminium thermally broken window and doors all with 28mm toughened double glazed units with argon filled cavities and low E coating. The doors & windows come with a 10 year warranty & paint finish comes with a 25 year guarantee so no painting!
We have a wide range of standard colours to chose from and we offer an exclusive range of metallic and textured finishes for a minimal additional cost or if you are matching an existing colour we can supply any RAL or BS colour.
EXTERIOR CLADDING
As standard we use Western red cedar due to its excellent performance, longevity and more important, it just looks amazing!! If left untreated the cedar in time will go a natural silver colour. If required for a nominal extra the cedar can be coated with a clear lacquer on site which brings out the warm tones & texture of the timber and protects the timber from turning its natural silver colour if the finish is maintained. The cedar comes in a range of profiles and as standard we install it vertically but for additional cost (due to forming more mitres / joints) we can install timber horizontally.
We can also offer other claddings such as Douglas fir, Siberian larch, thermo wood, powder coated aluminium, render, zinc, stainless steel and much much more….. Why not come to our showroom to see our range.
To keep the cost down we include for cedar cladding to the front and one side only. To the other two sides which may not be seen if they are close to the boundary fence we can use a more affordable cladding to keep the cost down. If the building is more exposed cedar can be extended around all sides for additional cost.
To keep the cost down for the Entry level ‘Budget rooms’ we offer cheaper cladding options.
ELECTRICS
(LIGHTING & POWER)
All rooms come as standard with a minimum of 4 double switched power points & 4 LED recessed (more can be added on request) . All electrics are connected to a small consumer unit within the room with breakers all installed by qualified / certified electrician. All the client needs to do is arrange for a local electrician to install a cable from the house to the proposed garden room. If required for an additional cost we can arrange this for you.
HEATING
As standard we include for a power supply for a plug in electrical heater supplied by the client. If required as an optional extra we can supply and install a fixed flat panel electric heater hardwired in or again as an extra install an electric under floor heating system.
FLOOR FINISHES
A laminate flooring is included as standard. If required alternative flooring can be installed instead subject to agreeing price difference (£20sqm supply included in all garden rooms).
DECORATION
All walls and ceiling will be plastered ready for decoration by client or client contractor. If required for additional cost we can arrange for decoration on your behalf.
DECKING
No decking or other external floor finishes are include in the standard room price but we would be happy to provide a price for decking or paving to finish you garden room.
